The Esopus Collection provides three levels of Staging Services to Clients of Westwood Metes & Bounds Realty, Ltd. ~ 1) Consultation & Printed Staging Evaluation for Your Home ~ $150 A room by room analysis of staging tips specifically developed for your home. This will include recommendations for re-arranging furniture, what to remove, what to bring in, and most importantly actions you can take to make your home even more appealing to buyers. An example of this report can be found on the SAMPLES OF OUR WORK page of this website. The $150 fee for this service is due the day the report is reviewed with the owner. 2) Preparation and Implementation of Staging Evaluation Report - $350 The same report is developed as that outlined above. The difference being that the implementation will involve hands-on work by the Stager, as well as providing decorative accessories and bed & bath linens to be used for showings, and the actual placement of items and furnishings. Where advisable, the Stager will also provide a few pieces of furniture. All of these activities are accomplished only with the complete approval of the homeowner. One-half of the $350 fee is due when the work is complete, the remaining $175 is not due until the property is actually sold, and a closing occurs. Please note: It is often necessary to arrange for transportation and outside labor to move the agreed furnishings to the site. In this case, the home owner might want to provide this service themselves, or the Stager can make arrangements for an outside service @ $50 per hour. Any out of pocket expense is additional to the $350 Staging fee, and due at the time the service is rendered. It is also important to bear in mind that a similar cost will most likely be incurred when the house is "un-staged." 3) Staging of an Empty House - $500 to $750 If the owner has already moved out, or if the house has just been built, the Stager is prepared to completely furnish a home with all the basic items required, and create a complete, move-in condition atmosphere. The fee for this service depends on the size of the house, and is determined by mutual agreement between the owner and the Stager. One-half of the agreed fee is due when the work is complete, the remaining amount is not due until the property is actually sold, and a closing occurs. The moving expenses of the furnishings will be the responsibility of the owner. If requested, the Stager will make those arrangements.
